ONE INTERESTING WRINKLE to Brice's purchase: Angel was able to negotiate an excellent price on this Westside home for two reasons: (1) Brice saw past a few cosmetic defects and (2) He accommodated the Sellers' need for a short rent-back after close of escrow. PRICE and TERMS: You usually get one or the other but rarely both.
