However, the Buyers also agreed to pay a substantial amount above appraised price if the appraisal comes in low. APPRAISERS have a thankless task in a rapidly rising market. The comparables they use to establish value are all PAST sales. They're "lookin' in the rearview mirror". Granted, they have some latitude, but it's a tough gig. Hence the necessity for Buyers to pull out all the stops. Crazy market. ANGEL'S UPSCALE condo sale showcases another challenge of today's real estate climate.
